Olivia is an Accredited Specialist in property law. She specialises in property development, including advising on strata and community schemes, acting on the acquisition and disposal of development sites and managing off-the-plan sales.

In 2023, Olivia was listed in the Doyle’s Guide as a Property & Real Estate Law Rising Star.

Experience

Olivia’s experience includes acting for a number of major property developers with residential, commercial and mixed use developments including:

  • advising and negotiating the acquisition and disposal of development sites
  • drafting and negotiating management statements, by-laws and s88B instruments for stratum, strata and community schemes
  • advising and drafting development contracts for staged development of strata and community schemes 
  • the negotiations and resolution of strata related disputes
  • managing the due diligence process
  • advising and negotiating in collective sales of strata schemes
  • drafting master contracts for off-the-plan sales
  • managing off-the-plan sales.

Olivia has been involved in major projects including:

  • Central Park – a very large mixed use development of the Old Kent Brewery site at Broadway, Sydney for joint venture partners Frasers Property Group and Seksui House Australia
  • Wentworth Point Marinas – a very large predominately residential community scheme developments at Wentworth Point for Billbergia
  • West Village – Eco World’s first Australian project comprising a mixed use stratum scheme in Parramatta
  • Eastwood Central and Eastwood Collection – complicated mixed use strata schemes in Eastwood for Romeciti
  • Kingscoast, Banyan Hill and Aureus – greenfield subdivisions in the Northern Rivers region of NSW for Intrapac Property
  • The Liverpool – a large mixed use development in Liverpool comprising a number of stratum lots for various uses.

Building bond to increase from 1 February 2024

New Housing and Productivity Contribution and how it may affect your strata development

When developing residential flat buildings, a developer will typically obtain a consent for the construction of the building, followed by a complying development certificate for strata subdivision. We examine how this process interacts with the Housing and Productivity Contribution for applications after 1 October 2023.
