After nearly 20 years of practising law across a range of projects and clients, Ranjit maintains the drive to be a key partner in the success of his clients. With expertise across all aspects of property, projects and leasing, Ranjit has been involved in some of the defining large-scale projects that have made Cairns the tropical, liveable city it is today. Ranjit regularly acts for clients across Queensland, including Brisbane and Cairns.

Importantly, Ranjit has an intrinsic knowledge of property and projects, and understands the need to draw on the experience of construction, infrastructure and planning groups when working collaboratively within large multi-disciplinary teams, providing clients with legal support across all stages of a project. His innate ability to connect with client’s business outcomes is crucial to providing legal services to small and large businesses, as well as all levels of government.

In recognition of his skillset and achievements, Ranjit was elected Cairns President of the Urban Development Institute of Australia and appointed to the Queensland Government’s Regional Community Forum, an ongoing advisory committee to the Premier aimed at identifying and addressing key priorities for the Far North Queensland region.

Ranjit is also the co-relationship partner for the firm’s alliance with First Nations Law Firm, Marrawah Law, which provides opportunities for regional and first nation’s lawyers, something Ranjit is passionate about.

    • Scentre Group in Queensland for leasing matters
    • ISPT in Queensland for leasing matters.
  • acting for Queensland State Government agencies Economic Development Queensland and Public Safety Business Agency
  • acting for World Class Global, a subsidiary of Singaporean SGX-listed Aspial Corporation in relation to their North Queensland projects including Nova City, a master planned development which includes 7 high-rise towers and approximately 1300 dwellings, including the acquisition of the project site, construction projects, off-the-plan contract, structuring and land tax advice
  • acting for Cairns’ largest residential builder and developer who subdivides and constructs of residential dwellings per annum in a number of private estates including all acquisitions and negotiations, construction and commercial disputes, subdivisional works and transactional instruments
  • acting for Cairns developers, including:
    • H&S Vision Pty Ltd – a number of master planned inner-CBD gated communities including the Cairns One development a 500 unit complex and a 1000 lot, Paradise Palms Gold Course development
    • ASX listed CEC Group in their development of the 400 unit fringe CBD Development known as the Boulevarde.
  • lead solicitor in the Supreme Court of Appeal Decision of Hedley Commercial Property Services Pty Ltd v BRCP Oasis Land Pty Ltd [2009] QCA 231 - leading decision at the time on the interpretation of the Property Agents and Motor Dealers Act 2000 (Qld)
  • lead solicitor in the Supreme Court Decision of Bluestone Holdings Pty Ltd as trustee v Juniper Property Holdings No 14 Pty Ltd [2006] QSC 219 being a dispute relating to strict compliance with BCCMA Form 14’s
  • lead solicitor in the Supreme Court of Appeal matter of Hannah & Ors v TW Hedley (Investments) Pty Ltd & Ors [2010] QCA 256 which is the leading decision of its time applying the “Bossichix Principle”
  • acting in the acquisition, planning and construction of all types of commercial developments including shopping centres, medical practices, office buildings, industrial sites and vacant development land
  • advising publicly listed foreign entities on complex FIRB and AFAD issues
  • advising clients in relation to complex contract and leasing disputes prior to and resulting in litigation
  • acting in the acquisition of a 280 lot greenfield parcel of land in Kewarra Beach
  • acting in the acquisition of a parcel of land and the subsequent off the plan contracts for a 900 lot development in Mt Peter
  • acting in the acquisition of a 150 lot greenfield site in Redlynch Valley
  • acting in 180 lot of greenfield parcel and subsequent development known as Mount Sheridan Rainforest Rise
  • acting in the acquisition of a 150 lot parcel and subsequent conveyancing for the estate known as North Point Estate
  • acting in the acquisition of a 200 lot parcel of residential land in White Rock.

A draft of the proposed Property Law Bill 2022 is suggesting residential property sellers will have to supply particular information to a proposed buyer at the time of providing a Contract of Sale. If passed, these changes will fundamentally change the sale process in Queensland.
